Documentationcheck
We request several documents for the buyer’s presentation, including: the title deed, a copy of the cadastral plan, an energy certificate, a floor plan, a building permit, and a certificate of occupancy. Should any of these documents be unavailable, I will gather them from the relevant registries and ensure everything is in order.
Property photoshoot
The first impression matters. Therefore, I devote a lot of attention to taking captivating property photos that spark an interest in the buyers. In post-production, I edit photos to extract the very best out of them. Lastly, I present them in a specific order to create a flow through the space so buyers can understand the floor plan easily.
Video content
Video is a great tool I use to showcase your property to potential buyers who can get a clear understanding of the interior design and floor plan through my storytelling-style videos. For interior shots, I use a gimbal that contributes to smooth footage. I also use a drone for high-quality aerial content.
3D property scan
In addition to video, 3D scanning helps me present your property to potential buyers. I create immersive virtual property tours that buyers can experience from the comfort of their homes. Afterward, I can schedule a showing appointment with the buyers who are truly interested in your property.

After creating enough media content for your property, I promote it on specialised real estate portals, the Molo Longo Real Estate website, and social media such as Instagram, Facebook, YouTube, and LinkedIn. Moreover, I create marketing campaigns on those platforms to keep the spotlight on your property.

Presenting unique features of a home, organising showings, guiding buyers through a process, and handling objections play an important role in the final negotiations.
